The Hon'ble National Company Law Appellate Tribunal (NCLAT) has upheld the Corporate Insolvency Resolution Process (CIRP) order dated February 25, 2025, passed by the National Company Law Tribunal (NCLT), New Delhi. However, the NCLAT has confined the CIRP to specific projects of Ansal Properties and Infrastructure Limited (APIL), namely its projects at Lucknow (Mother City and Mother City Extension, Golf Plots) and its assets in Rajasthan, including built-up properties at Ajmer, Jodhpur, and Jaipur.

The NCLAT order dated January 7, 2026, also directed the Adjudicating Authority to consider the project-wise resolution and explore the possibility of the Lucknow Development Authority (LDA) completing the Lucknow projects as per the MoU and Development Agreements. The UP Awas Evam Vikas Parishad is entitled to pursue its application for excluding assets claimed by it from the CIRP.

The CIRP commencement date is to be treated as February 25, 2025. The LDA has been made a party to the CIRP process and given an opportunity to file its affidavit. Homebuyers and other applicants are at liberty to file intervention petitions before the Adjudicating Authority.

Separately, the Resolution Plan for APIL's Serene Residency Group Housing Project in Greater Noida was approved by the NCLT on October 6, 2025. The Fernhill Project in Gurgaon is also under management.
